Why it works

Intent beats demographics.

A demographic profile says someone is the kind of person who might move. A property search says they are moving, roughly where, roughly what into, and roughly when. The second is not a better guess than the first — it is not a guess.

Marketplace behaviour is unusually legible because a property search is structured. To see a results page at all, someone has committed to a location, usually a property category, and a transaction — buying or renting. Then they narrow, compare, come back, and narrow again. Each of those actions is a fact about a decision in progress, not a proxy for one.
